Rules & Policies

  1. Every car will need a visitor permit (available in the studio). 2 cars maximum on the property.

  2. A plastic film has been installed in the windows for winter insulation. Very important to not touch it to avoid ripping it. ($200 charge if not respected)

  3. Absolutely no shoes/heels on the wall couch on the platform and no standing. They will break the couch. ($200 charge if not respected)

  4. Animals are not allowed in the studio unless agreed upon beforehand ($200 charge if not respected)

  5. No sexual acts are allowed in the studio. Read hard Onlyfan content. Nude photography is fine

  6. No outdoor shoes in the studio past the entrance ($100 charge if not respected)

  7. No smoking in the studio, nor in the building ($200 charge if not respected)

  8. No shooting, equipment storage or any other production related usage allowed in the hallways and indoor/outdoor building property ($200 charge if not respected)

  9. Do not drag furniture, ask for help and lift them up ($100 charge if not respected)

  10. Capacity limit of the studio is 10 people, unless agreed upon beforehand ($100 charge if not respected)

  11. If you use the island in the kitchen, do not sit on its extension where there is no support ($200 charge if it breaks)

  12. No access to the mezzanine on the second floor ($200 charge if not respected)

  13. Your set up / cleaning time is included in your booking time. You will be charged an extra $25 / 15 minutes mark over your booking time, unless agreed upon beforehand.

  14. Don't forget to lock the door (by pressing SCHLAGE on the pad) on your way out

  15. Cleaning and maintenance fee, if applicable, is for regular cleaning and maintenance, NOT for cleaning up messes. Please respect the space and put garbage in the garbage can (bring back with you anything that surpass our garbage bag capacity please), put furniture back where you found it and wash any dishes you've used before you leave. Strict no glitter policy. If you leave a mess, or if props or furniture are left NOT where you found them/disheveled - you will be charged an automatic additional fee of $75 for cleaning and or reorganization

  16. Don't forget to have fun!

Hours

The studios are open for appointments from 7:00am - 10pm daily, including weekends.

Amenities

For music Alexa speaker activated by voice and the request of “ Hey Alexa, play (something)”. Makeup mirror also includes USB speakers.

Use of the kitchen A microwave, coffee maker and electric kettle are at your disposal. Refrigerator can also be used. Full use of kitchen for branding shoot is encouraged.

Loading dock on level Upon request only. You must tell us that you will use the loading dock in advance so we can be here for the manipulation or explanation.

Washroom and changing room. A private washroom with a restored 1920’s clawfoot tub is available for photos. HMUA/changing room inside the studio is available.
A washroom outside Studio 3A is also available.

When You Arrive + Parking

Your booking starts the time you requested, not BEFORE.

NO outdoor footwear is to be worn past the entrance door for hygiene of the studio and to protect the floor and rugs. Leave your shoes in storage under the stairs. Slippers provided in basket on first shelf.

NO access to the mezzanine area, private area under video surveillance.

Free parking is available right in front of the building. Do not park on the asphalt, that’s on the neighbor’s property

Organization + Clean-up

Setting up and breaking down what is needed for your shoot must be accounted for in the amount of time you reserve. Please book more than your "shoot time" to make sure you are in and out on-time. DO NOT DRAG FURNITURE. Pushing/dragging furniture across the floor ruins the floor AND the furniture. Grab a friend and lift the furniture if you want to move it, or else don't move it please. For clean-up, please refer to the reference photos on Instagram how the studio should look when you leave. Please take out what you bring in - including hangers, boxes, props, florals, etc. If there is an appointment directly after you, we will let you know.
If there is not, we will also let you know so you can add more time during your session if needed.

Safety + Security

 There are two security cameras mounted in the studio for safety and accountability purposes. Please let us know if you have any questions or concerns.

No Smoking

It's unfortunate that we even have to mention it here, but there is ABSOLUTELY NONE ALLOWED under any circumstances. No smokebombs to be used inside the studio or on the property. If we do see/smell/find that you have smoked in the studios, there will be a $300 fine.

Building Rules

No photography, noise in the hallways. Please keep music to a respectable audio level.

Workshops + Events + Client Sessions

You are responsible for letting people in at street level if you plan to have clients or workshop attendees coming to the studios during your reservation. Chairs/stools available.
